Low Income Housing Cap Rate Information

When property qualifies for an exemption under Section 11.1825 of the Texas Property Tax Code, the chief appraiser must appraise the property using the income method. Specifically, the appraiser must consider the restrictions on who may rent the property and amount of rent to be charged. The same capitalization rate as for other rent-restricted properties must be used. By January 31 of each year, appraisal districts must give public notice of the capitalization rate to be used for these properties. The 2010 capitalization rate for the Llano Central Appraisal District is 8.0%

THE DISTRICT

The properties appraised by Llano Central Appraisal District fall within the physical boundaries of Llano County.  Llano County is located in central Texas and is bordered to the south by Gillespie and Blanco Counties, on the east by Burnet County, north by San Saba County and west by Mason County.

Blue Lake, Bluffton, Buchanan, Castell, Field Creek, Horseshoe Bay, Kingsland, Llano, Lone Grove, Sandy Harbor, Sunrise Beach, Tow and Valley Springs are communities located within the boundaries of Llano County.

The Appraisal Review Board is an independent board of appointed citizens that hear formal protests. They listen to evidence presented by taxpayers and evidence presented by the Appraisal District staff. They then rule on the evidence. Appraisal Review Board members are not allowed to discuss protests prior to the hearing with taxpayers or Appraisal District staff. This allows for an unbiased review.
